NPV, IRR & XIRR, worked

Showing a worked example — type over it

Per period of the flows: a monthly series needs a monthly rate, and its IRR is monthly too — (1 + r)^12 − 1 annualises it.

ISO 4217 code — sets the decimals: JPY 0, USD 2, KWD 3.

Result

NPV1,307.29
IRR (per period)16.341%

The first flow is at time 0 and is not discounted. Excel’s NPV() discounts its first argument, so the spreadsheet equivalent is =NPV(rate, flows 1…n) + flow 0. A positive NPV means the flows return more than the discount rate.

Where these numbers come from.

Negatives are parenthesised because that is what a statement does. The rest is four promises.
